NOW that the autumn market is well into its second month there seems to be plenty of buyers around and sellers placing their homes on the market and so you would be forgiven for thinking that the property industry is continuing to thrive.

Indeed many customers report that they seem to see far more agent’s sold boards up than in the past few years.

That may be the case, however it does seem to be taking longer from the time when a sale is arranged to when a sale exchanges contracts.

The reason for this is that although it has long since been the case that solicitors acting for the buyer also act for their chosen lender, such as the bank or building society, the chosen lender is seeking far more information from the solicitor before finally agreeing to lend. This extra detail is causing delays because the information requested can often take time to source.

One of the solutions is to have the agent complete a detailed questionnaire with the homeowner at the point when the property goes on the market. This form, already fully in use with this agency for many years, can often highlight missing information, leading to the client having the weeks before a sale to source all the paperwork necessary, ready to pass on to their solicitor once a sale has been agreed.

Here at Besley Hill Town & Country Homes, we have also for some time had a full time sales progressor who is dedicated to keeping clients and buyers alike closely informed of progress.

So with a little extra patience and continued updates we are pleased to report that we have some good procedure steps that continue to help in our current times.

We were also pleased to note that Zoopla recently showed that Besley Hill Town & Country Homes in Stroud has the lowest sales fall through rate against 101 offices in the region.

Good reasons for calling us on 01453 794912 to discuss your move.
